Commercial Finance

Commercial finance can cover a wide range of transactions — from purchasing or refinancing commercial property to funding a business, development project, vehicle, equipment or other commercial purpose.

Short answer

The right commercial finance structure depends on what is being funded, the security available, the borrower, the repayment strategy and the lender’s appetite for the transaction. Comparing only the headline rate can miss important differences in fees, loan term, security requirements and flexibility.

Commercial lending is not one product

The term commercial finance covers many different lending structures. A commercial property loan can be assessed very differently from a working-capital facility, an equipment loan or a property-development facility. The lender will generally want to understand the purpose of the finance, how the debt will be repaid, what security is available and whether the transaction fits its current credit policy.

What lenders may consider

Depending on the transaction, a lender may look at the borrower’s financial position, business trading history, lease income, property value, debt-service capacity, existing commitments, proposed loan term, security position and exit strategy. For development transactions, additional measures such as project costs, gross realisation value and presales may also be relevant.

Why total cost matters

Commercial lending can involve establishment fees, valuation costs, legal fees, line fees, risk fees or other lender charges in addition to interest. A lower rate does not automatically mean a lower overall cost. The structure of the facility and the expected length of time the loan will be required can materially affect the comparison.

How I can help

My role is to understand the transaction, identify lender options that may suit the circumstances, explain key differences in structure and cost, and help progress the application through the lender’s assessment process.

Discuss the transaction

Commercial finance often starts with the structure, not the product name.
